That sounds simple — but there is a lot that goes into figuring out that number. What affects your home's value? Location — Which neighborhood, which school district, and how close to amenities all affect value. A home on acreage outside the city limits is valued differently than a home in an established Abilene neighborhood. Size and condition — Square footage matters. So does the condition of your roof, foundation, HVAC, and kitchen. Updated homes in good condition sell for more than ones that need work. Recent comparable sales — What have similar homes in your area sold for in the last 3 to 6 months? This is the most reliable indicator of current market value. Current market conditions — Is it a buyer's market or a seller's market right now? The balance of supply and demand directly affects what you can ask and what you will get.
